About the Role

Our client is a real estate developer building premium residential and commercial projects, where quality of construction and delivery is the core differentiator rather than a marketing line. As the portfolio has grown across multiple concurrent sites, the business needs one leader who owns operations end to end – from land handover to project handover – instead of a promoter arbitrating between siloed functions.

The Head of Operations will bring structure, cost discipline and predictability to project delivery: standardising how sites are run, professionalising procurement and contracts, embedding quality and safety protocols, and putting systems in place so decisions are made on data rather than instinct. It will suit a construction professional who has already made the shift from running a single project to running a delivery organisation, and who is as comfortable in a monthly cost review as on a slab pour at 2 a.m.

Key Responsibilities

1. Project Delivery & Execution

• Own end-to-end delivery of all live projects – schedule, cost, quality, safety and handover – against approved budgets and timelines.

• Build and maintain an integrated master programme across projects; drive weekly look-ahead planning, resource levelling and critical-path management.

• Chair project reviews, resolve inter-disciplinary bottlenecks across design, procurement, contractors and statutory bodies, and escalate only what genuinely needs promoter attention.

• Coordinate architects, structural and MEP consultants, PMC and site teams so that drawings, approvals and material decisions land ahead of the site requirement, not after it.

• Institutionalise a daily and weekly reporting rhythm covering progress, manpower deployment, material status, delay register and mitigation plan.

2. Procurement, Contracts & Vendor Management

• Lead procurement strategy for materials, subcontract packages and services; move high-value items to annual rate contracts and negotiated frameworks.

• Oversee tendering, technical and commercial bid comparison, contractor selection and award – with scope, rates and terms documented before mobilisation.

• Administer contracts through execution: variations, extension of time claims, back-charges, retention and final account closure, protecting the company commercially.

• Build and rate a vendor and contractor panel on quality, timeliness, safety and commercial conduct; develop reliable second sources for critical packages.

• Certify RA bills and running payments in line with measured work, certified quantities and contract terms.

3. Cost, Budget & Commercial Control

• Own the project operating budget; track budget versus actual at package level and explain every material variance with a corrective plan.

• Work with QS and planning on BOQs, rate analysis, quantity reconciliation and wastage control for steel, cement, concrete and finishes.

• Drive value engineering with consultants without diluting the specification and finish quality the brand is known for.

• Monitor cash outflow against the construction drawdown plan and flag funding requirements to management well in advance.

4. Quality, Safety & Statutory Compliance

• Define and enforce a QA/QC protocol covering material approvals, method statements, stage-wise inspection, testing and snag closure.

• Own EHS performance across sites – safety induction, PPE compliance, height and lifting safety, incident reporting and corrective action.

• Ensure compliance with labour laws, contractor licensing, environmental and municipal norms; keep documentation audit-ready at all times.

• Drive timely closure of approvals and clearances – commencement, sanction amendments, NOCs, OC/CC – with the liaison team.

5. Systems, Process & Technology

• Document and roll out standard operating procedures for site operations, indent-to-payment, billing, stores and inventory, and handover.

• Drive adoption of the ERP / project management platform so indents, approvals, progress and billing genuinely run through the system.

• Build a management MIS that gives the promoter a single reliable view of every project – physical progress, financial progress and risk.

• Continuously reduce cycle times and eliminate duplicated approvals, manual registers and informal workarounds.

6. Team Leadership

• Lead and mentor project managers, site engineers, planning, QS, procurement, QA/QC and stores teams; set KRAs and review performance objectively.

• Assess manpower requirements across projects, close capability gaps through hiring and training, and build a second line of site leadership.

• Set the operating culture – punctual reviews, honest reporting, decisions taken and closed, accountability without blame.

Candidate Profile

• 15–20 years in real estate development or building construction, with a strong site execution grounding.

• Has independently run at least 8–10 concurrent projects or a portfolio of scale, not a single site.

• Premium or quality-led project exposure – high-rise, premium residential, villas or Grade-A commercial – where finish quality is a stated differentiator.

• Functional depth across planning, procurement, contracts, QS/billing and QA/QC, not execution alone.

• Demonstrated commercial acumen: reads a BOQ, challenges a rate, negotiates a package and closes a final account.

• Hands-on experience of putting process and systems into an owner-driven or transitioning organisation.

• Qualification: Preferabbly – B.E./B.Tech (Civil) or B.Arch; additionally MBA/PGDM in Operations, Construction or Real Estate Management preferred.
