Project Head VP Real Estate and Construction | Chennai | Full Time | INR 45 to 50 LPA

We are hiring a Project Head at Vice President level for a well-established Chennai based real estate development group with a strong residential and commercial portfolio and a healthy pipeline of live projects across the city. This is a senior leadership mandate to own end to end project execution across multiple sites, including high rise residential developments, and to build the systems, processes and discipline that make delivery predictable at scale.

KEY RESPONSIBILITIES

​

• Own end to end execution of multiple residential and commercial projects running in parallel across Chennai, from mobilisation through to handover and occupancy

• Lead high rise residential construction delivery covering structure, finishes, MEP integration, facade, lifts and external development

• Drive project planning, scheduling and monitoring using Primavera P6 or MS Project, with clear baselines, critical path tracking and recovery plans where slippage appears

• Own project budgets, cost control, cash flow planning and variation management, working closely with contracts, procurement and finance

• Lead contractor and vendor selection, evaluate technical bids, negotiate rates and manage contractor performance, claims and billing certification

• Set and enforce quality assurance and quality control standards across all sites, including method statements, checklists, mock ups, snagging and de snagging discipline

• Own EHS and site safety governance, statutory compliance and audit readiness at every site

• Coordinate with architects, structural consultants, MEP consultants, landscape and interior designers, and manage the drawing release and RFI cycle

• Manage approvals and liaison with CMDA, local bodies, RERA, fire, electricity board and other statutory authorities in coordination with the liaison team

• Build a project MIS and reporting rhythm that gives leadership accurate visibility of schedule, cost, quality and manpower across the portfolio

• Bring in technology, systems and standard operating procedures that raise execution discipline and reduce dependence on individuals

• Build, mentor and lead a multi site team of project managers, planning engineers, QA QC engineers, MEP leads and site execution staff

• Work with sales, CRM and customer experience teams to ensure handover timelines and customer commitments are met

REQUIRED SKILLS AND QUALIFICATIONS

​

• B.E. or B.Tech in Civil Engineering. M.Tech in Construction Management or an MBA is an added advantage

• 18 to 25 years of experience in real estate and building construction, with a substantial part on the developer side

• Proven track record of leading multiple projects simultaneously, not a single site role

• Hands on delivery experience on high rise residential towers is essential

• Strong command of project planning and scheduling tools such as Primavera P6, MS Project and AutoCAD

• Deep understanding of RCC and post tensioned structures, formwork systems including aluminium formwork and mivan, precast where applicable, and modern construction methodologies

• Strong grasp of MEP coordination, quantity surveying, BOQ, rate analysis, tendering and contract administration

• Working knowledge of RERA, building bye laws, statutory approvals and labour law compliance at site

• Commercial acumen across budgeting, cost to complete, value engineering and vendor negotiation

• Experience implementing ERP or construction management platforms is an advantage

• Candidates from reputed residential and commercial real estate developers, especially those with Chennai or Tamil Nadu market exposure

• Experience delivering large scale projects measured in lakhs of square feet, across villas, apartments, gated layouts or commercial buildings

• Exposure to organisations moving from promoter led working to a professional, process driven and technology enabled structure

• Strong leadership presence with the ability to hold contractors, consultants and internal teams to commitments

• Structured, process first thinking with a bias for systems over firefighting

• Clear communication and reporting to promoters, leadership and external stakeholders

• Ownership mindset, decisiveness and comfort operating across several sites in a single week
